No more “Ocupas” in Spain – New Regulations 2025

Revolution in the law – property owners will get more protection

As of April 3, 2025, new laws will go into effect in Spain to end the problem of illegal occupation of properties by so-called “ocupas.” The government is introducing stricter regulations that will make it significantly easier for owners to reclaim their properties.

 

Key changes in the regulations:

Faster eviction – cases of illegal occupation of property will be processed in up to 15 days.

Direct intervention by law enforcement – the new law will allow eviction without a court order, which means immediate police response.

Stricter penalties – those occupying other people’s property will face consequences, including financial penalties and prison terms of up to five years.
